James Ray Recruitment are delighted to be working with an award winning Construction firm.

As the company continues to grow our clients are seeking an experienced Design Manager.

The Role:

As the Design Manager it will be your responsibility to manage the on-site design process at RIBA Stage 4 and 5 (technical design and construction), in accordance with the Design Management processes and procedure.

The role will also include input into the Pre-Construction department to assist with tender submissions, management of document control and O&M co-ordination team.

Key Duties:

Responsibilities of The Design Manager:

 

  • Pre-construction planning for specialist projects
  • Review tender information and determine remaining design scope
  • Verify compliance, affordability, and buildability
  • Develop strategy for remaining design work
  • Assess and audit design team members
  • Prepare fee enquiries for additional design team members
  • Appoint supplementary design team members
  • Establish project design programme and deliverables
  • Develop competitive design solutions
  • Engage with specialist subcontractors for innovative designs
  • Compile schedule of design assumptions, opportunities, and risks
  • Attend tender handover meetings and present design information
  • Review project information and appoint design team
  • Agree specialist subcontractor procurement strategy
  • Monitor progress and report on overall programme
  • Establish project Common Data Environment
  • Coordinate design coordination workshops and meetings
  • Manage planning applications and pre-approval meetings
  • Investigate Value Engineering (VE) and Value Creation Opportunities (VCO)
  • Coordinate Supply Chain input and review subcontractor proposals
  • Organize Pre-Construction handover meetings
  • Review Employers Requirements and project information
  • Produce post-construction design programme and procurement schedule
  • Establish Design Team meeting and workshop programme dates
  • Control project meetings and manage design changes
  • Maintain information flow through document control
  • Establish Designers Risk Assessment for safe design
  • Close out and review design information for compliance
  • Liaise with regulatory bodies for approvals
  • Manage BREEAM/Sustainability and Secure by Design evidence
  • Contribute to provision of ‘As Built’ and O&M manual
  • Produce project-specific BIM Execution Plan (BEP)
  • Verify compliance of new design documentation
  • Manage submission of reviewable design data
  • Assist in review of specialist subcontract tender returns
  • Prepare technical submissions for alternative designs
  • Progress discharge of planning conditions and building regulations
  • Ensure Design Risk Assessments are produced and approved
  • Chair and record outcomes of design workshops/meetings
  • Develop Design Management and Document Control department
  • Mentor and develop/training of colleagues
  • Perform work in accordance with company policy and standards
  • Notify immediate Manager of issues or unachievable deadlines
  • Report problems with the System to immediate Manager
  • Keep memoranda indicating changes to Company Policy
  • Maintain professionalism in communications
  • Respect colleagues’ time, space, and need to concentrate
  • Actively encourage ideas for improvement
  • Provide assistance to other team members when required
  • Maintain confidentiality of client/company information
  • Comply with Company Health & Safety Manual and Quality Management System
  • Carry out reasonable instructions from Company leadership.

  • Excellent communication, writing, editing and project management skills
  • Self-motivated and able to work within a team
  • A decision maker with the ability to work to tight deadlines in high pressure situations
  • A strong command of spoken and written English with the ability to edit technical language
  • IT competence in packages such as Microsoft Word, Excel, PowerPoint
  • Good knowledge of construction techniques and processes
  • Team player, outgoing, flexible, enthusiastic and ambitious
  • Ability to manage a range of complex and high value situations in a professional and diligent manner
  • Strong technical delivery experience
  • Ability to prioritise and manage workload to suit the demands of the business
  • Reliable and resourceful

 

Skills & Qualifications:

 

  • Educated to degree level in a construction related qualification
  • Professional qualification such as CIOB, RICS, APM, RIBA
  • BIM qualified
  • An appropriate and valid CSCS card
  • Conversant with Newforma
